He went out for another issue and he said yep, they were using that tub and the stink is because they put organic oils, fresh flowers and leaves, needles in the tub along with apparently oatmeal. 

And since you just spent 100k rehabbing those 9 homes your at $254k purchase with YOU taking all the risk, effort and energy... plus the loss of income while you rehab and resell those 9 trailers which is going to take time.

BTW I have been the top salesperson at every organization where I spent my previous careers - Home Depot, Fastenal, Century 21, etc.Funny how the experienced investors that I know and work with NEVER ask about fees up front but all of the newer investors do.

When a pre-construction deal is exceptionally good, I might buy more condos than we need knowing that we can resell the surplus shortly before delivery.

You may need a construction manager (a guy a friend who is organized doesn't need to be a pro trades person but doesn't use or party) to daily boots on site be orchestrating who is on first and that no one steals your supplies.
