One of the biggest risks I observe with flips and first time investors are instances where the project goes over budget or gets stuck in mud, can't sell and even worse the borrower doesn't have the credit profile to refinance out to a lower interest lending source if borrower is required to hold the property as a rental. 

In Florida, hold over tenants can legally be charged double rents, that is FL state law.

Beyond experience, make sure they align with your vision for scaling and financial independence.Finally, don’t let fear of the unknown hold you back.

Section 8 can definitely cause extra headaches like the longer wait times to get a tenant in there, the inspections, and the incompetent CMHA office you can never get a hold of.
