I've realized that if I'm able to grind through the next 2 years of this recession then I'm going to come out one the other side absolutely exploding.

Network with investors in your market and pick their brains about how rents were effected during the last recession.

In six months I may be kicking folks out and evicting them, so no rocks from me.I believe we are going to be hit hard by this recession. 

The economic fallout of this will be more similar to 1980 and 1981, the recession we had in the 91 or even the dot com crash in 2000/2001.

With the incoming (some say current) recession that we will be facing, discretionary income will be lower.  

Hopefully your operator/sponsor had experience in the PHX market before the run up and has been around long enough to have managed through a recession. 

HiJosh orange county California. married 2 kids, 39 yrs. when I was about 24-25 I went to a real estate seminar in my area-bought a sfr in Syracuse Utah in early 2006. had about 4-5 different property managers and struggled with the property. the 2008 recession hit and I ended up selling it in sep 2009.

We decided to hold and observe for now, reassessing week by week, how prices in that area are affected by the pandemic and pending recession. 

However, come Q2 and on, no one will be shopping for a home since the lagging affects of this recession will have on people’s finances.
