I'm actually seeing something slightly different, which is that the very sophisticated and cash-rich investors are being cautiously opportunistic, but the people who are too young or new to remember the last downturn are convinced the bottom is already in and the time to move is now - or you'll miss out on the rebound!

Here are some things im interested in:a) positive cash-flow from day1 (hopefully profiting at least ~500 a month)b) property hasn't rebounded completely from 2006 pricec) easy to rent to young corporate professionals (i'd like to rent out each room to a different person)d) keeping property for 15+ years, hopefully selling with appreciation added) e) Great PM company to run it - not really interested in living/managing itf) buying for <200k Hope that helps!

As a land developer, this is not a good thing.Mark is right, 5-15 years before prices rebound, closer to the 15 in my opinion especially in places like here in CA, NV, FL and AZ.

As the market rebounds (some day) and these properties appreciate to the point that the banks are willing to underwrite the mortgages, these properties located within city limits will have appreciation well above the average. until then I am content to make my return on the rental income.

Think about how possible it may to get it rented then what if East Cleveland never rebounds and you try and sell?
