If you have a contractor who is good and can get it done quick and you dont have to micromanage then that worth 5% or 15% more to me

It is just so disappointing how Ohio always ends up in the middle of peoples get rich quick investment ideas. 

Phase 1 was quickly leasing up small office space.

Towards the end of November, we got professional photos up of the reno and used the 20% new listing promo and quickly got 3 bookings for December in a two week period. 

"Cross selling" is _________________:a) When you go to your sales job wearing clothes more typically worn by the opposite gender.b) Just like it sounds: literally selling crucifixes. c) A strategy wherein a business strives to encourage existing customers to purchase adjacent products complementary to an item that the customer has already bought in a prior transaction, or is currently on the verge of purchasing.d) All of the above.

It's not a get rich quick scheme, it's a lot of active work and I would have 5 yrs in my head at a minimum before you truly become established and stabilized. 

If prospects upload ID, pass a quick background check, and maybe upload a pre-approval letter, I think that answers both the security and tire-kicker concerns. 

Some quick background I have a growing portfolio of 19 doors, I am a full-time property manager and have a side gig as an REA.

I look for properties where the owners don't much care and just want money and then I pay cash with quick settlement.
