It sounds like you're missing about 90% of the puzzle here...

I constantly deal with title problems and I enjoy the puzzle of figuring it out.

I can't think of a single thing I've read on BP that has made me do something I wasn't already planning on doing; it's just another piece of the great big puzzle. 

I would recommend that you put down on paper what pieces of the puzzle you have covered by your knowledge and experience and then do you best to identify what pieces of the puzzle are missing, or you don't have an area of expertise in, or huge amounts of knowledge in?

Looking back I'm glad I didn't start there because the amount of start up capital is just one piece to the puzzle and should not drive the entire investment strategy.

just acquired a short sale deal , the purchase price is OK but not really cheap. my attention is renting the house out quickly.Here is one of my biggest questions puzzled me:Do I need to remodel the house or just fix it up , which will get me better return?

Just come with your questions and I think we can puzzle thru your options and make a further plan to meet, if appropriate.

Another piece of the puzzle is that I am limited on finances as I have replaced to HVACs on two of my units.  

This brings new pieces to the puzzle.
