The stadium being built in the city will be a great push for Philly. 

Complicated rooflines, modern details that require a bunch of steel framing, excessively large great rooms, spa-like bathrooms, etc would push you into the $1,000-2,000 range.  

And lower income means food eats up a higher percentage of income, so rent has to be a lower lower piece.But even beyond that, when you are in very low income areas, even trying to push a $20 rent bump is disproportionately high and will cause a tenant to move.

Instead they have commission breath and act out like we see on here, pushing people instead of earning their trust or DM.

Even if it levels off a bit (which I don't think it will) you are still money ahead to own.
