Hi all,I'm looking for recommendations for a property manager for my 8-unit apartment building in Cullman, AL.

In the area I lived the properties were too expensive (Watsonville CA) so I began doing farther searches out of my area.

November to March tends to be the slowest leasing period so you are likely fighting that battle, but if you aren't at least beginning to receive more inquiries or having showings without tenants at minimum interested in a mid March/April move-in there are two potential issues: the home is over priced compared to competition or the property is inferior in condition.

BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard.

My goal is to achieve financial freedom by age 36 and to understand various aspects such as investing education, strategies, business planning, properties, marketing, and exit strategies.

Have now been told my depreciation schedule for my rental properties has been lost in a move.

Then check off all the things you need to do to buy a property and get them done (get preapproved, find an agent, contractor, etc.) 

Don’t make an offer knowing you may not be able to sell the property to a cash buyer.

I am looking to wholesale my first property in the South Florida market since, I'm starting local.As a new wholesaler, I am looking to connect with investors/buyers/agents in the area to hopefully bring business to and get advice that I may not be aware of. 

I currently have a rental property and am looking at getting my real estate license and building a property management and property maintenance company to serve my investments and potentially others.
