So you must cover that 10%, holding costs, and have reserves for overruns.

One thing I'm trying to do is to test different cover photos to see which ones draw a greater % of click-thrus (which seems like a reasonable thing to test).I'd like to be able to view the Airbnb stats to see, for each cover photo I test, things like what % of people click through on it.

Are you trying to afford a house much more expensive than your W2s could cover? 

There is also parking per unit and impervious cover that could be an issue.

To piggyback on Jay's point, generally speaking I think the kind of personalities that are really good at real estate are the opposite of the kind of personalities that are really good at self promotion and presenting. 

This helps determine if I would be responsible for covering those costs.

Most mastermind courses don't cover this, and even the "capital raising" specific ones don't do much of real value here.
