I would get a nest or smart thermostat you can control remotely so people don't leave it off and freeze the pipes or on blast and run up your bill

Virtually all properties are similar to this one.I will say that I was also a highly paid Programmer when I graduated College in 1997 and didn't need the Cash Flow to put food on the table.BUT, I will also say that if you don't need the cash flow, you can get into these kinds of lucrative properties.You can't just do the numbers.

This is especially true in the spring and fall- this is tenant logic when they are not footing the bill.I include gas for heat with a Chicago controls thermostat (adjustable hi of 71 with auto set backs) but tenants are responsible for the central A/C.

I give them a design proposal saying, basically, "We're going to do plans and design work for a project that with this programme (X, Y, Z) with a total budget target of $xxx,xxx, the cost for the design will be $xx,xxx" .... either they sign and give us a payment, or hasta-la-vista, baby.
