I remember the early 2000's and there are a lot of 'pre construction' projects that never came to fruition..not suggesting not to invest there just dive deeper into fundamentals.

Mainly because I can craft the mortgage a little more (no pre-payment penalties, lower down payment, etc.) and eliminate the fees charged by lenders and brokers.One of the benefits of purchasing a listed property is that the broker will normally set the seller's expectations a bit more than you just contacting them off the street.It comes down to what the seller really wants: a certain price, interest, down payment, or term.

I do agree we are homes are starting to pile up on market but I contend it has more to due with 1) interest rates, 2) concerns on ROI (partly due to reason 1 & 3 and partly due to most not having pre-Covid experience in the market) and 3) the fear pumping going on (right or wrong).
