@Kaylee Pratt We have a historic YMCA building under contract. 52,000 SQ FT 5 story building with a 32 car paved parking lot, and an additional 37 car concrete parking garage (estimated value $500,000) to be renovated into an apartment building.

We gave them the plans for improvements that would be beneficial for them next year (gravel driveways being paved, new furnaces). 

Although, I do love the idea of someone who can support my goals and help pave the way rather than adding mental road blocks.

Here's what I've learned in the last 15+ months of owning there:- Stick within 10-15 minutes of the main drag in Pigeon Forge/Gatlinburg (Parkway)- Well-paved roads with are easy to travel are ideal - beware the single-lane wooded gravel road!

Just a bunch of screw ups and burned bridges along the way that paved the road that lead me to where I am today.
