i fire him immediately. he tells me he will sign a waiver, but no refunds even though at my estimate he owes over 20K.so now we have a pending lawsuit, me doing work every evening, and me paying for work/materials i have already paid for once.I am young, and this was supposed to be a simple carpet and rent. but i got ahead of myself and now have been dealing with this for 5 months.I have been broken, but I getting right back in when this is all over.good luck to all.

Every single day I search all the new listings for the day, everything that has had a price change and everything pending or sold...I just keep a really close eye on the inventory and whats happening.

For comps I just ask one of my friendly local Realtors to lunch and ask her to bring all SALES (and pending sales) records for COMPARABLE neighborhoods, with the last 3 MONTHS.And in a declining market I discount the ones that are older than a month.all cash
