I don't see an option for attachments in messages.

I have found I can typically get more doing this because unlike an investor sell there is much more emotional attachment by the buyer.  

You can negotiate with the seller to do cash for keys because "TECHNICALLY" you are purchasing the property with all assets and things attached to it, including tenants.

I am on the other side of the equation with being attached and wanting them to perform as promised and sell the property.

This will include the senior position mortgage, property tax liens, HOA liens, and utility liens.Where people get into trouble is not researching which position has initiated the auction and then later come to find out there are hundreds of thousands of dollars still attached to the house.

From there, you can cross-reference (I usually have the main corner streets and count how many in it is from there or something similar.)I've attached a pic of one as an example.

@Florence Charavay - don't quote me on it, but pretty sure at the county auctions in FL all liens are attached to the property, so do your due diligence for sure.  

I also got a proof of funds from one HML so I can attach it to my offers. 2.

That said, I will be replacing the exterior siding with probably engineered product...the current siding is attached right to the studs no sheathing, so I will have access to the walls from the outside. 

The markets I have invested in are drivable tourism driven markets (think beach and mountain towns), and while of course we got hit hard with Covid cancellations, these types of markets are so dependent on tourism that they have been some of the first to get things opening back up (I’m in one TN market and the FL panhandle), and bookings are steadily rolling back in.
