Several of my Section 8 tenants are in my Top 20 list of worst tenants (out of thousands) and left owing $10,000 or more due to unpaid rent, cleaning, and repairs.I have strong feelings about people that stay on the government teat long-term, but I'll leave you to form your own opinions.

The community should be for members only, and they shouldn't compete with the educators.The real problem, in my opinion, is groups that only teach syndication.

I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.

My opinion is you should advertise as if you have no OO exemption, and then screen out men/ESA etc when they contact you.

And the manager is not financially aligned (and in my opinion, doesn’t do as good a job of screening tenants, etc., as I can).
