I will look at a few factors, rent for area, total mortgage payment with property taxes( which can be crazy in Detroit), investment in neighborhood, I like looking into places where they are building homes and apartments that attract young professionals or families , and also looking at potential to make a single family home into a duplex or something can add an adu or transform a basement to a studio apartment!

The STR is in the same neighborhood but is in a slightly better location, beach block vs 2nd block.

Make sure to conduct thorough due diligence on the areas you're interested in, including neighborhood dynamics and the condition of the properties you're considering.

Are they interested or concerned about neighborhood crime, supporting data for surrounding rental rates that might affect your future cash flow, pictures or video of the property showing the class of the neighborhood and the property itself, ... ?

Currently, East English Village home prices are up, and the neighborhood committee is committed to building up the area.

If you haven't already, look into insurance relocations. 3/2s and above are the sweet spot if the property itself is really nice and in a good neighborhood.

I'm now focusing on better neighborhoods in growth markets which offer better appreciation and hopefully less headaches. 

Our counsel previously advised we are legally entitled to a greater amount including all lost rent until the home was re-signed, cost of lock-out, cost to clean up house, physical damage, ect.For context, this is a solid house in a decent neighborhood and we never had prior issues with the tenant. 

My main concern was if I there would be any tenants looking for a place in that particular neighborhood.
