Also think about turning a unit, doing repairs after someone moves out (think patching holes, touch up paint, basic landscaping) can easily run over $1,000.

Only about half of the house's roof was caught on fire and made a hole of about 3 feet diameter around to the outside of the house.

The inspector was also an a-hole so that didn't help..On a good note, we finally listed the house last week and have accepted an offer which will net us about 80k.I hope this can help someone who is going through something similar, or deciding whether or not to get permits.

Most of the repairs are open and shut like fixing holes in the wall, replacing doors, etc.

@Eric Fernando - Yes, with it being gutted it makes it easier for the electrician, otherwise they have to punch holes in walls and fish wires through.

I dont want to go into the rabbit hole of viewing getting docs, analyzing if this is a death trap....
