I appealed the case, got the same judge, never said one word in either case to defend myself and I lost a 2nd time.I still recommend that you take the landlord to court because a judge will probably invalidate the statement for responsibility, or liability with the exception of malicious damage.

I may not understand what you are trying to accomplish so consumer protection laws may not be relevant.Even though a title company may underwrite a title policy for a mere $1,000 face-value policy and issue a warranty deed, I can assure you that should there ever be a challenge in the chain of title, the $1,000 insurance policy will not cover attorney fees to defend against the litigation.

Basically, the County should never have sold a lien which was subject to appeal, the tax debtor should not have had to defend their interest in the property, since they were in the right on the underlying tax issue, and Vesta shouldn't have had to incur legal costs to fight for a lien which was issued based on an invalid tax deficiency.
