60% LTV is not that low, particularly in a higher rate environment where the debt service coverage requirement (cash flow) is now limiting LTVs to 60-70% in many cases anyway.Separately, should be able to get a commercial loan with a rate in the 6s.

FYI in cleveland when the city sees the owner as an out of state entity you are put right in the cross hairs and they will literally go measure the grass and fine you and make it a criminal offense. so in cuyahoga county yes i agree to use a LLC but I would do an ohio one.

I went into the bedrooms and don't notice the sloping floors so much just by 'feel' and admittedly haven't put any measuring device like a level to it.
