When I was house hunting from afar, I leaned heavy on local realtors.

Personally, I'd lean towards using the tax-assessed value of $174,300 as the basis.

I'm leaning towards #3.

So far I am leaning toward multi family properties.

Without spending a ton,  there are a lot of things you can do around local partnerships and referrals, especially leaning into the amenities and experiences luxury clientele will want. 

I've spoken to three companies so far and am leaning towards Wealthability.

I don't want to lean on realtor income forever, I am looking to start my investment / wholesaling journey and make that my career.

The property is in FEMA Shaded X flood zone and on high ground but surrounded by wetlands/swamp far from any main bodies of water.I'd like to hire someone to look at the property and tell me if the wetlands are going to help mitigate, or make worse, future flooding events.

Leaning more torwards fix n flip or medium/long term rentals. 

I will likely lean towards automation, though.
