Looks like they have no intention on paying that or respond to anything.

It’s either that or to live with it.A side note: it might be that the owner is a slumlord, not because he/she is an evil person, but is simply a good intentioned person who doesn’t know what he’s doing.

Those people have no intention to sell and I would be making probably hundreds of calls to get nowhere.  

Traditional mortgage, HOA does not allow immediate rental (need to live in it for 2 years), and so I did but with the intent of renting it in the future.

I have intentionally built a healthy owner-tenant relationship over time, and I find that based on the mutual trust component, she cares for the property better than any other tenant I have had.
