There are talks about Navarre incorporating into a city and new restaurants coming in.

I'm wondering if there might be a good way to incorporate flipping into my "formula" to gain the capital to eventually invest in apartments.

You want lot rent, and this gives them something they own, youre incorporating pride of ownership here to someone who otherwise would never own a home. 

EID is one, but you want to incorporate as a non-profit organization and apply for 501(c)3 status of IRS.  

I have just recently Incorporated my rentals into a LLC and have one business credit card with capital one with a credit line of $2,000.

A corporation requires a filing of an articles or "certificate" of incorporation with the state.

I am not talking about getting incorporated.

I actually incorporated after the 2nd tenant of mine did threaten to sue me over something right after we signed the lease; within nano seconds, or so it seemed,  ordered me off the property, (my first lawyer did very well kicking this tenants butt out due to my string of protective clauses).
