That $100K could easily end up being $80K or $90K a year from now.Because she has a specific, short-term plan for the cash, I think any sort of risky investment - stocks, bonds, real estate, loans- are inappropriate.

If that's true in your area then even if you could train your tenants to separate recyclables you would increase your costs by doing this.Have you tried setting up a camera and DVR to monitor the trash usage?

Strategies going forward: - reduce the water usage to lower the utility bill, - increase rents on small units, - buy coin operated washer and dryer for additional income, - possibility of renovating the basement in to a little studio apartment and get a 4th tenant, - refi within 3-5 years and get rid of the monthly PMI.
