The thing with Memphis is that there are MANY factors that weigh into the value of any given property, so you can't just narrow it down to a zip code or even necessarily a part of town.My suggestion to you is to find a solid contact there (there are plenty in this forum) who's been around the block, take a week off and actually go to Memphis to get the real street by street skinny.

.$175k Purchase + $65k Rehab = $240k$275k Sale - 6% Commission ($16.5k) = $259kThis only leaves you $19k to cover insurance, taxes, rehab overages, interest while holding, utilities, closing costs on both ends which leaves it with a very skinny profit if any.IMHO - on to the next deal, assuming your $65k is accurate for repairs - maybe get a contractor in there to give you a bid - if you can get it down to $35-40k it could be a better deal especially if he will let you Sub-2 the original loan.

With house hacking, I would not look only through the lens of COC returns as a lot of times the cash flow is so skinny that any uptick in expenses can wipe out your cash flow.
