Lucky my family was ok but if i remember correctly the man who hosted the party had to pay that jerk thousands of dollars, so much my father said he had to go get a loan after or he would not have been able to pay his employees. 

I would love to see what most STR hosts purchase for insurance in comparison and what the expected premiums are.

Make sure you communicate to the cleaners that you're hosting longer stays that are over 30/60/90+ days (depending on your market) so they can give you the price for a deep clean.

You are on the complete right path....educate, network, and take action...I'd also highly recommend getting to all the in-person meetup possible - then make sure to be-friend the host!

Since LA has banned STR for more than 90 or 120 days, requires one to live in the property for 9 months or so and ADU's or guesthouses cannnot be used as STR, how does a host pass the Material Involvement test?
