You also have to know repair costs and know how to spot a gem that's been sitting around.

It is just a plain ole mess with a bunch of hidden fees pretty much all in favor of the tenant.Only you will know if it makes sense based on what you have to pay in mortgage costs plus your rehab costs.

Other areas of law that are beneficial to be familiar with are state, local, and county laws, particularly anything goofy that you wouldn't expect hidden within the statutes. 

Should I price each individual piece as a stand-alone investment and then combine them for a final offer price or are there either hidden challenges or advantages to a sale like this that would either make it harder or easier to manage?
