@Trevor Bingham CoCROI will not be a useful tool for you at this stage because you have zero down.However beware: the VA loan  gives us more than enough rope to hang ourselves.

I would encourage you to find a group of like-minded individuals and hang with them.

You are simply an employee of your business if you are doing the work yourself, and the money that is potentially costing you, far outweighs what you could be making, if you were focused on big picture tasks, instead of hanging drywall or laying tile.
