If this is true, I believe they will not appreciate with the SFR market at large, but rather appreciation will be limited by the ability to increase rent.

I guess it depends on your risk tolerance and your ability to find a better deal than the one you already have with the equity you are pulling out.

Some areas go up in value and others don't so compared to the city you probably won't see as much exponential growth in the value.

Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term.
