Don't market green measures as saving the planet, market them as ways to do good business. 

Going forward though, it may be beneficial in the way of attracting younger professionals that are millennials as they are beginning to search for greener residences to call their home with apartments 

No landlord on the planet can guarantee that a basement won't get water and I'd be theirs didn't either.
