Thats why the AITD is such an awesome document CA came out with decades ago.. it allows you to wrap the sub to but if your wrap buyer fails you can foreclose out that TD.. and get the property back.. if the wrap buyer turns into a butt head and wont communicate or co operate.

However, we're having doubts because: 1. we wouldn't be able to afford the PITI on our own for longer for >6 months without the help of rents, so we're depending on the house hack to be able to afford this house, but not sure if that's a bad thing or not and 2. not sure if this house is too much house for us financially and we're in over our heads about what we can afford.We've been super excited about this place until we realized the issue with the illegal basement and now we're overwhelmed with the thought of potentially not even moving forward with the house.

as U get experience to be competitive you need to be able to run the numbers in your head or on a napkin forget about calculators.. :)175 pprehab  30kcontingency 5k at least 6 month hold  depends on how much your putting down but lets figure 10k there.buyers in this price point almost always need seller assist on financing so 5k there.and then 7% sales commish250K X .93 =  232k  - 50k  has you at net loss of 18k..

I'd lean toward believing a Masters in Real Estate would serve agency well and an MBA more on the investor side but that's just top of my head thinking with nothing to back that up.
