I am planning on 20% down , then a fixed payment based on current typical rates for the next 5 years, then a balloon payout at the five year mark.  

If you think you're just going to go in and fix some drywall and resell a house in 60 days in neighborhoods that were battered by the storm for an ARV based on pre-storm sales, you are in for a rude awakening.

Quick question, is there a stock symbol that tracks the daily 30 year fixed mortgage rate?  

I am looking to either buy land or a tax acquired property to fix and flip for my first deal.

I fix and flip, working with contractors, agents, cash lenders, I sometimes wholesale.

The plan was to fix up that house an rent it out long term but with the market being high and I was moving out of the area it made more sense to sell at time. 

But there are many things that are fixed costs, that if you buy in lower rent areas are a higher percentage of your rent each month.  

That said, I'm 6 years out of bankruptcy and on fixed income.

I am potentially interested in doing a fix and flip with 100% OPM.
