I've seen some reports saying new supply for that 2025-2028 range will drop below the levels of 2015-2018 in many markets in FL but I don't have actual sources and changes in different markets and areas. 

Invest some of it in real estate companies with a Robinhood account, so you learn some of the lingo, read their reports, study how they make money. 

Left Main is an add-on to Salesforce that gives you many real estate related fields, reports, templates, dashboards, etc. 

I would not advise working with any PM unless they are able to provide all of the necessary reports for the property - Cash Flow, Income Statement, rent rolls, T12, etc.

There are no other title search services specifically setup to work with investors and provide the type of report you need to bid at the county auctions without losing your shirt.  

They have specific forms for denial based on credit, background, and income (adverse action letters) especially if you checked their credit because of the fair credit reporting.

Most PM software can automate reports. 

There are two types of cost segregation study companies.1 - An engineering firm where a professional will stop by to analyze the property and provide you a report based on his/her findings.2 - An engineering firm that will send you a questionnaire.
