You need to educate the seller that with the rates so high right now, a reasonable investor can't pay 2022 prices.

Whether you read my book or one of the others out there, I suggest you educate yourself and learn how to manage well before a mistake sours your plans.Flipping is a great way to earn income, but the market has to be balanced.

I think you need a little more education and a mindset shift.Real estate investing is a fairly simple process.

If you plan on buying these properties using a mortgage its also best to begin the pre approval process and work with an investor friendly lender to help guide and educate you what the best product might be for your projects to make sure you dont already max out your borrowing power after the first deal.

All the theory and strategy on here can help prepare you but the best education is doing. 

It takes education, time, and discipline.
