If the deal is profitable and meets the criteria we are looking for, then it doesn't matter if it's at 7% (an average number, by the way) because it can get refinanced later and it is still profitable today.  

In todays market it's hard to scale when you need to put 20-25% down with renovation. 

Small investors just can't go there today and be compliant or economical so get a servicer.

In todays environment of back to historically normal interest rates and higher home values - now really is not a great time to buy.

UPDATE - After my post earlier today, I was contacted by Zach Lemaster with Rent to Retirement.

As of today however due to a signed affidavit we will be given a court date to follow through with eviction and perform said strategy above with section 8.
