@Edward Burke  For lending purposes, you should only have a problem if the dwelling coverage is less than the loan amount.

I'm guessing it's just a normal furnace for a rental so yes it'd be a 27.5 year asset since it's necessary for the normal operation of the building and provides human comfort.
