@Charlene Livers, this sort of depends on what you mean by financing and large scale.Are you looking to be the private lender to someone else's flip?  

If he has tons of time on his hands and wants to get his hands dirty, flipping could be an option as well, with a combination of his money + private money. 

Mine is a bit verbose since I cater to low income, but am happy to share with anyone who sends me a private message or e-mail.  

You should always do research to see if this is viable in your target market but generally this is less common as many people want private spaces instead of shared.
