Lots has changed over the years.Managing it yourself from a distance can be done, but it will require your team to be built and for you to have back up strategies if guests need attention and you're unavailable.

@Caryn FischerI agree with Jaron, you should definitely have a consultation with your tax accountant and/or financial planner before you do anything. 

I was considering having a lawyer draw up a baseline loan doc and make tweaks to it on a per loan basis.

You gone bleed yourself dry at those numbers. 

Also what towns do you primarily rent in and how much of a loss do you take vs renting market rent?

There is a remedy for that but it is not cheap.
