I’ve learned to start the permitting process early and keep a close eye on inspection timelines to avoid bottlenecks.It can be difficult to find contractors who are not only skilled but also reliable and available when you need them.

With unpermitted base what i found it is even more difficult to evict if they are non paying and worse off all you might need to cough up some massive relocation of $18k in state of CA.

@Maria Rina Boidon - It's difficult for me to say, as I have limited experience with out-of-state investing.

Just like it would be difficult to find a local team member at an average labor price to be a web designer/coder, social media manager, and researcher, it's also difficult to find a VA who can do it all at a quality level.

@Aj Yorkjust to be blunt - out of state is tougher than advertised, and cash flow is difficult in any market, even supposed "lower cost" markets like KC. 

They are in areas that are difficult to make investments work.
