Installing 45 windows, complete demo of 1st floor bathroom and kitchen are just a few to name, and I have very little knowledge in construction.

The remaining shell may be more costly to work with than to demo. 

My home has sat for a while as I live in Cali, but I plan on convincing (Hoping) that once I meet with an architect they will approve my demo and rebuild.  

I did get a demo of Smart Host yesterday and it seems like a very useful tool.

So now that the gas, electric and water have been turned on, the demo can start.

I thought the BP community would gain from my experiences:1) Do ALL of your demo at the beginning.  

esoecially since it's so tightly controlled by the City and The Irvine Co.Also, demographically Irvine has not been ripe although just north in Tustin and adjacent unincorporated county area(s) the demo's are great.

If accepted I'll remove the heap and install a new Manufactured Home for about 80-90k including demo, site prep, ancillary items i.e. decks, steps, shed, carport and patio cover.
