We have done analysis on at least 60 houses and have made about thirty offers on properties where the numbers worked.We are open to criticism, thoughts, and most especially - help.The following is our tactical business plan (high level).

I agree with Thomas that learning and saving are critical if you’re going to become an investor.

However if sellers, as a rational and critical humans motivated only by maximizing utility, are willing to pay that amount, one cannot blame an agent for accepting such generosity.  

If he is not out by that date you then begin the eviction process.It is critical that you do not make any exceptions to this process or you will extend the time line and lose more money.
