You will rush, pay people who you think can help you, you will try creative finance and sub to and fail, you will be too eager to grab shiny objects.

Financing: Would you try creative strategies like seller financing, BRRRR, or syndications, or stick with traditional loans?

Their representative recommended I engage with JP Morgan Chase private banking / wealth advisor as they thought this would allow them to be more creative and include other assets as part of the collateral.
