I use cozy so you can add a bill to tenants account and they will see their total rent amount that is due.

I've just create an account with Cozy to handle the application process for the tenant so that part seems like it will work. 

Here are the talking points I have so far and would love more input and advice from some other landlords. 1) introductions and exchange of contact info 2) New month to month leases signed with me 3) discuss things they see could improve from the previous landlord to make things run smoother 4) How to pay rent and the system I am using (Cozy) 5) Potential rent increase after covid????? 

I use Buildium for payments, but I've played around with Cozy as well.

I have a couple who have applied for one of my rental properties (3bed, 2bath sfh) through Cozy and claim they are self employed and make $80,000/mo each and they are willing to pay for an entire year worth of rent.

This is more of a "Diversification" idea for me, that if goes well would take the lessons learned into other opportunities.I plan on not utilizing a property manager for finding tenants or maintenance and utillizing Cozy + Home Warrenty + Own connections. 

Cozy property management system will allow you to accept rent via CC, and not incur fees.
