Yes, this is quite a common practice for professional PM companies.

While there are definitely house hacks that have allowed owners to live for free and show positive cash flow the current interest rates and prices make those less common.

I've been experiencing lenders tighten there underwriting, and a 1.3X DSCR has been somewhat common in my experience.

I'm used to paying a 10% management fee in other markets that covers the costs of paying utilities, etc., but RHR charges $10 per bill payment, a fee for renewing rental registration, fuel surcharges for service calls, etc.

A couple of things in regards to saving on taxes by utilizing depreciation correctly.

There is very little technical knowledge needed, but there is a lot of common sense needed.I would google "rental property investing for beginners" and see what you uncover.  

My neighbor is renting her Jr.attached ADU: 2 bedroom, 1 bathroom, 825sq -furnished- $2500/mo (utilities incl./ current tenant renting for 6mo).LOFTI have plenty of land for detached ADU /their own yard, driveway & entry with the goal of a 1 bedroom/1 full bathroom downstairs & a bedroom/powder room upstairs <so 1 & 1/4 bath>...

Does anyone have any input on why this may not work, as it seems to not be a common thing for the banks to enforce.- I could be successful with foreclosure and end up owning the property- Since the note has reached maturity, it cannot be made to perform again by the borrower where I am stuck with it for years.

Of course, after that brief interaction, I'm pretty sure I just become lost in a sea of other text messages.My question is do any of you see a way to utilize a strategy like this?
