Well it will need to be life changing events like having kids, new job, divorce, taking care family members etc but the rule of thumb is to live there for at least one year then being able to rent it out and converting it into an investment property.

I would be careful about doing something in an effort to "make positive cash flow".Section 8 has its pros but there are an equal number of drawbacks.

Anyway you cut it they will all want a washer/dryer. 

I don't care what anyone online says if you live there and have tenants at your home it will be a job. 

So the 14.75% (15%) is just their cut.
