It may be helpful to know whether the property is an auction since auction listings are typically listed at a base price so you generally have to plan on a higher price.

I don't know whether this is typical, but my experience is based on several years buying foreclosures, and my wife as a VP for a finance company with non performing loans, many of which were real estate.First, for the foreclosures I looked at, most if not all were at public auctions.

My a friend of mine said all I need to do is make sure the foreclosure is on the first line against the property and if the auction is won, the rest goes away.

I've seen auctions on auction.com that doesn't require all cash up front and the liens are supposed to be cleared around this time.

you cannot legal market a property you don't own in Oregon.but like I said you being from the other side of the boarder your probably not going to get any grief.but what you do run the risk of is anyone can just go around you since what your doing is not legal.. all the bigger wholesalers who work Oregon all pay cash then resell.. and most wholesale deals are bought at foreclosure auctions.
