Is san diego beaches less attractive in the off season than they used to be?

Understanding STR regulations in a market is an essential "must do" when it comes to evaluating a short term rental.

My suggestions would be in this order:(a) Determine the type of financing you qualify for - this will short cut the process considerably and save time on investment angles and next steps.

I don’t want to die in any corporate job.3.I want a long term goal, a midterm and a short term.

I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.  

Even if the property is short, a contract with a buyer, even subject to short sale approval, should work. 

I realize this comes with the STR business but if I'm going to continue to use VRBO I need to find away to attract the "good" guests and minimize the bad ones.

More insurance will cancel short term rentals.

Also, 18 months is too short a period of time to obtain a truly significant result.  

The irony is that this might actually attract more unscrupulous out of state investors.
