They also plan to in some way give a precedence to "good actors" meaning the current STR owners that have been doing the things they are expected to do (minimize neighbor complaints, pay fees/taxes, etc.). 

Additionally, they're not on the hook for the loan balance in case the loan is recourse or turns recourse in case of bad actor.

I prefer bait stations because they are safe to leave outside or under the house (dogs, cats, and kids can't get into them) so the mice can die outside and never enter the home.The other bad thing with snap traps: you can typically only kill one at a time.

Same goes for other vending machines, especially soda, and if you have sufficient traffic (for example an on-site office) a candy/snack machine too.

It's about establishing your reputation as a business person who has zero tolerance for bad actors and will take whatever action is needed to protect your business and your investment. 

If the funds are coming from somewhere else, it's a financed transaction, pure and simple.The reason for this is that if the funds are yours, there's 100% chance the deal will close (if you want it to); if the funds are not yours, there's less than 100% chance the deal can close (your lender can die, go out of business, decide he hates your guts, lose his money at the blackjack table, etc).
