The rule of thumb mentioned earlier  is an interesting method but I think way to simple for accuracy.  

Account Closed It's impossible predict with 100% accuracy, but you should be able to get a ballpark idea for your underwriting.  

I can see this as a fee opportunity, but I don't think we should hold BP responsible in any way for the accuracy of who or what someone says they are.

I haven't had much luck with the accuracy of AirDNA so I've just done a rudimentary calculation of room rates during different times of the year and then try to guess the gross rent for the year by how blocked the calendars are.

Regardless of the accuracy of the price, are the GRM's that high, or do they simply pull this stuff from their rear?

I'm not arguing it's accuracy as much as its relevance.

It would get really messed up really quick as to accuracy and functionality.
