Mortgage rates aren't tied directly to the Fed's rate changes - they track the 10 year treasury note more closely... but with that said, they do seem to follow along loosely with the Fed's actions.I will tell you from my experience that finding single family homes are easier - just because there are more of them.

I worked in a treasury department for a fortune 100 company and while I didn’t touch cash, there were bunch of standard practices, such as the ability to segregate income and disbursements, have lockbox services, accumulation and zero balance accounts that should reduce the amount of slush capital you have to keep especially as you add properties.
