Additionally we are likely on the brink of a market shift and selling would likely be prudent just in case.As for retiring in 6 years unless you have a sizable employment pension and significant investments (1M minimum) I would not count on it.

then pick up some other properties.Overall the leverage of your portfolio could be low, even if a specific property was high...This assumes you have a decent income outside of these etc, use the HELOC as your reserve, BUT have cash to back it up just in case.

I came across a post from a few years ago regarding hard money lenders and auctions however;  I felt the need to post the question again just in case there have been any changes. 

I take the number down and keep it just in case.

I do still keep wasp spray handy, just in case.The bee keepers will come: I called a few last week.
